We hereby present the first in our series of Hong Kong Property Makeovers! At Jade Land Properties, we understand that renting or purchasing a home is a highly personal decision. Every person has their own set of preferences in terms of location, amenities and even the décor, which translates into an individual tailored design.
The high demand of young professionals seeking tastefully renovated homes in the Mid-levels district is the impetus for our holistic interior design and property management service. We were one of the pioneers to apply the concept of up-scaling. The transformation of otherwise aged and dilapidated apartments into chic and modern homes in the traditionally prestigious Mid-levels area in Central.
When landlords choose to invest in renovation work, there can only be three following outcomes:
- An increase in property value
- Higher demand in the property as a result of greater aestheticism
- Greater rental yield!
Here are a few samples of the renovation work completed by our sister company, Jade Link Concept (Hong Kong) Limited:
The before & after shots of a unit in Caine Building situated on Caine Road, Mid-levels West.
The before & after shots of a unit in Beverly Hill situated in Happy Valley.
Over the course of last year, the renovated properties sold in the range of HK$ 5M to HK$150M were mostly able to generate 4% of rental yield. This is approximately 2% more than the Hong Kong average of 2.1%.
This strategy is particularly effective for small one to two bedroom units on Caine and Robinson Road due to the location’s proximity to the Central Business District as well as the entertainment districts of SoHo and Lan Kwai Fong. Apart from having a happy landlord, tenants can in turn experience enhanced living comfort. This is our “win-win” property investment approach.
